I believe these inquiries remain in the Schufa for only one month, if they get recorded at all. For us, it wasn’t a problem since there was almost half a year between the first and second inquiry. But if you already have a specific property and request multiple offers within a short time, it might get tricky. That’s why I don’t think the Schufa subscription is so bad; you can see immediately what has been recorded. Sometimes there are also "surprises" like, for example, a credit limit that you never used and that remains for years because you didn’t know you have to explicitly cancel an approved credit limit. The lifetime subscription costs only a few euros, and you have online access at any time.

CreditTerms inquiries are generally stored by Schufa for 12 months, but are only visible to other banks for 10 working days (2 weeks) and do not factor into the score calculation. The storage beyond that period serves purely to inform the "affected party".

If a bank (contrary to knowledge for several years) still makes a credit inquiry instead of a credit terms inquiry, immediately request correction and deletion of the credit inquiry. This applies both to Schufa and to the respective bank. Furthermore, I would immediately remove this bank from my offer pool, as even the bank trainee in their second year of apprenticeship should have learned this by now. And if they don't have that down, how is the financing supposed to proceed?
