Always keep in mind that hardly anyone here has built a new house >120sqm for under 200k. Why should your entire semi-detached house then be available for that price? The best thing to do is to go there and get a concrete offer so that you get an idea of where the journey is heading. We have experienced that while the standard prices make you excited, you then get stomach aches during detailed planning because huge amounts keep getting added for things you considered standard but were not included in the offer.
