Is cost calculation for a prefabricated house feasible? Are there additional costs?

Ok, I understand! What I don't understand, though - why should I build a semi-detached house for 250K when I can build a single-family house for 200K??? I have read that the costs for a semi-detached house are so low because of one roof, one pipeline, one dividing wall; the provider can basically save a lot, and the buyer comes out cheaper with a semi-detached house - that's the logic, right??!?! Apparently, I actually got wrong information, which annoys me. The plot is about 1000 sqm, I estimate, then I'd rather build a single-family house and my brother his, since that's cheaper anyway, right? As I said, the budget is complete with all the bells and whistles, including ancillary costs etc., 300K.

With a semi-detached house, you have everything doubled, you only save on the land. And a little bit through simple logistics for "2" houses. No one told you that you should build a semi-detached house, let alone that you have to build over 180 sqm. First clarify what you are actually allowed to build, I have the feeling that this is not yet settled.

The semi-detached house should be cheaper: less facade, fewer windows, synergy effects in construction/with ancillary costs. However, the biggest leverage is the plot of land. Practically, you can calculate 3 m [Abstandsfläche] times the depth of the plot. Depending on the price per square meter, that adds up considerably.

Otherwise, each half is fully functional on its own (building services, interior finishing), so the price per square meter of living space there is somewhere between 1800 euros and 2500 euros, in principle open upwards.

For 2000 euros per m² you only get "junk" then? I thought that at least in the upper class and at 2500 it's good luxury....

I interpreted it this way from the previous comments ... That's why my question affordable (cheap) 2000; mid-range 2500 ... upper class and luxury accordingly more ..
