Hello, with the desired total budget you will definitely manage. The question, however, will be whether you can build the house you imagine with it (size, features, plot size, etc.).

Hello and thanks in advance for your answers.
For the plot, we had imagined about 500m2 (possibly a bit more). Currently, we are thinking in the direction of a prefabricated house. We would probably build turnkey, but do the insulation and cladding ourselves. (I have done this before, and it worked well.) Regarding the size, we are planning either about 150m2 of living space without a basement or rather 130 with a basement. This depends on the plot. If the plot is on a slope, the version with a basement would have to be chosen (probably also more expensive).
Regarding the earthworks, I would also have a discount since I come from a farm and could distribute the soil on our plots with our own vehicles!
€450,000 would be a bit too much for me (it should be possible to be below that)!

With €320,000, that probably won’t work.

But your equity isn’t exactly bad. The net income also fits, for now. What does it look like when the first child arrives and your girlfriend’s income stops? You should think about how high the installment may be in that case.

A new build should be possible, but you will probably have to compromise a bit on living space or plot size. I see a budget increase (= larger loan) rather critically.

Yes, if a child comes, an income will be lost for one to two years. However, my tax class will then increase, and I would have 3200 net. Including the parental allowance, we would then have about 4000€ available. We are currently calculating with a maximum rate of 1150€, which would leave me a framework of about 240000€ credit at 2% repayment.

I do not want to calculate with possible (quite certain) salary increases. But I find it quite crazy that you can no longer get a house for 320000€! By the way, currently we have a plot of land that we could get for 63000€. There would then be about 260000€ left for the house and ancillary costs. That should be enough, right?

Also important is the last sentence "In this list, the necessary funds for floor coverings, painting work, as well as outdoor facilities are not yet included!"
Additionally, a carport or a garage if needed.

In principle, a well-maintained existing property would also be an option for us. However, the market here is also empty, and in part, the prices are inflated. A house about 15 years old would definitely be an option for us, as some energy improvements have usually already been made, but they are rarely found. By the time you have adapted it to your taste, some more euros will also be gone. How do you see it with an existing property – would that better suit our circumstances?
