=€ 451,500 - 502,500 -45K equity mean a burden of 1451€ - 1633€ monthly + 387€ additional costs at 2.5% interest and 35 years term = 1838€ - 2020€ monthly which such a house of the size you desire would cost you.

In OS you can certainly manage with 400000 AI. However, this is normal standard. I question the "higher standard" here to the OP: what is meant by that?

Certainly, it is possible with that income (allowances are not included). But what about planning for children? Then it can get tight.

So, we defined the term upscale equipment for ourselves as
Electric shutters
Underfloor heating
Fireplace/tiled stove

Otherwise, we don't need much luxury.

1 or 2 children are planned only in 4-5 years, as I would like to advance professionally first;-).

Yes, that is what is meant: the loan is designed for two earners, then you have just moved into the new house, the child planning is activated and consequently one earner will be out of work for a while. This needs to be calculated :)

190K€ for 140m^2 (including roller shutters + underfloor heating)
+ land and incidental purchase costs
92K + 7.5K
+ 10K buffer for contingencies (such as difficult ground conditions, etc.)
+ 7K kitchen / etc.
+ 5K fireplace
= € 361,000

Conclusion: can do everything, must do nothing.

Go to 2-3 companies and get offers for "your" house. And, as already mentioned, consider family planning (when, how long, how much to save for it beforehand).
