Is base plaster not part of a house?

we requested a quote for a prefabricated house with a basement and garage and then signed it. It was only during the meeting with the architect that we were informed that the base plaster has to be added and that we would have to decide which one is suitable.

This was never a topic in the preliminary discussions and negotiations. For us, it was clear that the connection between the basement and the ground floor, since we commissioned everything to a general contractor, must be included.

Are we completely wrong here, did the consultant simply withhold the costs from us, or should we have known that ourselves?

What does the contract say?

Our consultant included it as an item from the beginning.

In general, the base plaster is one of those points you probably always have to pay attention to, because it is not included in most cases, just like the outdoor faucet.

And what would then be the standard? Incredibly brazen behavior. Is roofing also extra?

Exactly, that's what I'm getting at. If that were already included in the offer, the offer would be higher in comparison, namely with us by about €3,500. The consultant either kept quiet about it or forgot to mention it, and thus the offer is cheaper by this item, while the other one, who was more honest, has a higher offer. Unbelievable, this world.

The type and color of the plaster are always decided later. Base plaster: so the base plaster with us is included in the offer and order with 70cm all around. That is usually enough when the basement is filled normally or without fill. For us, for example, more of the basement is now visible on the street side. That now costs extra. This is often the case.
