Hello everyone,
at our house, the area under the balcony has been used for the living room, almost like a bay window.
The balcony therefore basically acts as a roof.
Due to the structural conditions, the balcony cannot meet the Energy Saving Ordinance values.
The size of the balcony is about 6.5m².
As far as I understand the Energy Saving Ordinance, a modernization only has to meet the values if the building area exceeds >10% of the respective component area.
Therefore, the following questions:
1. Have I understood this correctly?
2. Is the balcony to be understood as part of the roof?
3. Is the area that has to be related to the balcony area the roof area or the floor plan?
It would be great if you could help me with this :-)
