Is an energy certificate required?

We had a meeting today with the buyers and the architect on site. The architect said that this clause could be included, that both waive the issuance of an energy certificate, as it would have no significance due to the renovation. However, she would issue one for 500 €. Even if the notary would accept and include this, our question remains: It is legally required, even if the notary would record it that way. Who could then "cause trouble" for us so that a fine would be imposed? So everyone really agrees that this energy certificate (demand certificate) brings nothing, but is just unnecessarily burned money.

If the notary also agrees to this, there can therefore be no subsequent problems with it?

That is the question you should ask the notary. The notary will then give you the correct answer.

Law is law - so either comply with it or violate it.

Actually a pretty simple matter, especially in construction ;-)
