Is a semi-detached house construction allowed?

Good morning everyone,

I have a question about the development plan. What exactly does that mean?
We would like to build a semi-detached house. Is that permitted there?

"It is only permissible to have one dwelling unit in each residential building. A second dwelling unit may exceptionally be permitted if it is subordinate to the first dwelling."

Without knowing the complete development plan, the question cannot be answered. There is complete confusion of terms between colloquial language, planning law, and building regulations regarding semi-detached house, semi-detached house unit, single house, single-family house, residential building, residential unit.

Presumably, you want to build a single house according to planning law, which consists of two adjoining residential buildings on one plot. The quoted sentence does not exclude this.

Effectively, I see that you will have to keep searching here. If you really believe that you will find something faster together with the other couple, then look specifically for D or E/D plots. However, I think you should also look at developer projects.

Well, if one half is supposed to have 250m2 and the other 90m2, it might maybe work with the "subordinate" condition. What does the development plan say about semi-detached houses on separate plots? Then you would "only" have to get two plots next to each other.

hm… I read it as an area with single-family houses, and if someone wants to build two residential units, then rather in the direction of a granny flat. So house plus (in terms of size) subordinate apartment in the attic or next door.

Yes, that’s how I read it too, at least for 1 plot. The scope for interpretation of "Untergeordnet" is then open to discussion.

But I don’t see any indication of a semi-detached house on one plot or one semi-detached house on 2 plots. Because in the case of boundary development (semi-detached house), it is two residential buildings that are simply built next to each other.
