Good evening,

I would like to remind you that this is not a forum where tips are exchanged on how to get tenants out of the apartment. After all, only the landlord is speaking here, not the tenant.

Basically, I would wait for the tenant's written justification and then, if necessary, consult legal advice.

I naturally recommend the same to the tenant.

That's true - there are better forums for that. They, for example, have the words landlord and forum in the title. However, the legislation in Germany is already very tenant-friendly. Such self-help groups are occasionally necessary. The primary question here was whether a rent reduction is justified, not how to terminate in the nastiest way. I would also advise against pretended termination due to personal use.

If a tenancy starts like this... it makes my neck hairs stand on end... from personal experience.
If it is as you describe, it is already very bold of the tenant, especially if they have not been your tenant for long. This is not really legal advice, but a well-meant piece of advice:
Here it is appropriate to use a sledgehammer to crack a nut. Don’t wait long, make it clear to the tenants from the start that they have chosen the wrong person with you. There are ways to get rid of such a tenant.
