Where is Nähe Nordhessen? Is it located on the A4? Generally speaking .. 6 units on 800 sqm, there is nothing left of the land. Think of 1.5 parking spaces per residential unit! And whether such a density in a residential area with otherwise 1-2 family houses will be approved...

The new development area is divided for single-family houses, terraced houses (TH) and semi-detached houses (SDH) as well as multi-family houses. The former is for citizens, the others will be handed over to developers to create living space. Every form of residential construction (including single-family houses) has an appropriate plot size. 800 sqm is very likely intended for single or semi-detached housing.

not necessarily. Here (tm) up to over 1000sqm, max 2 residential units, partially full two-story buildings.

New development plan for the next 20 plots not finished yet, but informal reservations are already being accepted. That's why I'm asking about the location of the OP :)

Yes, that is a very general statement from me. But roughly it works like that. And the multi-family zones go to BT, not to individuals. Registering a business doesn’t help either. Not everyone can just come there ;)

Is it already officially building land? Or is the whole thing currently land with building expectations?


In court and on the high seas... ; as long as the development plan is not approved by the municipal council... politics and other interests have oftentimes cooked their own soup.



By the way, it’s 5 units he wants to build (one of which he will live in himself).

We have here a multi-family house with 5 units on 450sqm including 6 parking spaces; but it has 3 full floors + attic + 1 apartment in the basement.
