We visited the branches of both major internet brokers for consultation. So far, good experiences. In the end, we were referred to the local Sparkasse because they had the best conditions for us. By the way, I find it funny that the interest rates are currently lower than the commitment fees.

Independent brokers are generally recommended. They often have their own online portal. However, there are also many bad apples among them. House banks are often bound to their own criteria and can rarely offer the cheapest deal. The advantage for the customer is that intermediaries (whether online or not) are subject to legal regulations on how they must advise. They must disclose all costs and fees. Closing fees are sometimes common with house banks. With independent intermediaries, this is less common. However, these fees are not entirely unjustified. Financing can involve a lot of work under certain circumstances. Good intermediaries support the customer throughout the entire fixed interest period, which usually lasts at least 10 years.
