Hello everyone,
I am planning to build a semi-detached house in Frankfurt am Main. Recently, I found the plot through a developer. Unfortunately, I am not very happy with the total price from the developer, so I am considering buying only the shell from the developer (this way I can save a bit on property transfer tax).
That means: basement made of WU concrete with basement wall sealing, exterior walls inside made of Poroton T7 MW masonry, gable roof 27.5°, exterior plaster, and own interior finishing.
I need heating, sanitation, roller shutters, glazing, electrification, interior walls, and finishing work. My question is generally – can someone maybe tell me from experience what amount I have to expect to complete 160 sqm of living area?
Details:
The house is fully basemented, has 2 full floors, and an attic conversion.
Semi-detached house width 6.6m (incl. walls)
Semi-detached house length 11.5m (incl. walls)
Interior area per floor ~67 sqm (excl. walls but incl. 4 sqm stair area)
Floor height 2.835m (incl. 20cm filigree slabs for concrete ceiling, wall height = 2.63m)
Basement height 2.575m (incl. 20cm filigree slabs for concrete ceiling, wall height = 2.37m)
The layout:
Basement: hall, heating/technical room, washing/drying, hobby room
Ground floor: hall, WC with shower, kitchen, dining/living
First floor: hall, bathroom with tub, shower and WC, bedroom, children’s room, office
Attic: guest room,
The equipment should be “normal,” no overpriced items:
- Air-to-water heat pump
- Underfloor heating everywhere on ground and first floors
- Radiators in basement and attic
- Triple glazing
- Electric roller shutters
- Tiles in bathroom and guest WC
- Parquet on ground and first floors
- Tiles up to 30€
- Naturally secure front door
The developer price for this interior finishing/equipment is approximately 160,000 EUR. In my opinion, it is a bit expensive, isn’t it?
