Interesting building plot - Radon contamination and mining

Hello everyone,

I have now found an interesting building plot and am currently diligently reading the development plan and the justification.

We have two concerns and hope for your opinion.

If I understand correctly, the radon exposure with a maximum of 80 is within the permissible (healthy?) range. Nevertheless, measures are recommended?
Regarding the mining, however, I am completely unsettled? It talks about settlement and subsidence hazards as well as filled-in shafts. Do I now have a landfill underneath me?

How can I protect myself against these risks? What costs arise?
What about a well and pond construction as well as building a basement?

Does he advise me to look for another plot?

Thank you. It is also my feeling. Unfortunately, the location suits me. The price is also nice. That's why I internally had a feeling of resistance to reject the property. I had therefore already considered getting a statement on the mining situation.

Waiver of mining damage on the property? If not, the mine pays for every little thing and possibly even safety measures (shear plate or similar). So everything relaxed (at most annoying if something actually happens - but that's what the VBHG is for).
Otherwise, don't touch it.

They are all being sold with waivers by now. It was already like that with us 14 years ago. Everything here is also undermined according to [lt.]. Since the pumps are slowly being shut down, it will get exciting.

Regarding the expected cracks, corresponding foundations can already be made now. Radon would hold me back. When the old fire station was demolished for residential development here, it was found that everything was contaminated. It was exorbitantly expensive to remove the soil.

I would rather not take the property. I wouldn’t even know if I wanted it as a gift.

I live in a radon area; here the houses are built with ventilation.
