Instead of a detached house, should I perhaps buy a townhouse now?

When your house was built and the neighbor later added an extension, he will hardly consider your former exterior wall as an interior wall in the bedroom. You should find out whether he does not have his own exterior wall that is already decoupled anyway. That is what I would expect with the described extension.

My approach would be as follows: Arrange an appointment with the current tenants and the owner, clearly communicate your ideas and wishes (working on cars, which adjacent rooms should be used and how, if applicable). Then you get an idea of how the "other side" thinks. Also feel free to ask the current owner if there is a special reason for selling the house (if you don't already know it). If all parameters are right and after a conversation you still have a good feeling, then go ahead and make an offer on the property of your desire. I personally always appreciate clear, open, and honest conversations beforehand, because then both parties get to know each other and, in my opinion, this prevents uncertainties that could possibly lead to dissatisfaction.

Hello,
Firstly: Dreams can change or only gradually become reality, that should not be the problem.

Now secondly:
I read about two dogs, a toddler, ambitions to tinker with cars (which could mean several cars in the yard) and the desire for no neighbors nearby. That will not be without reason – precisely regarding one’s own way of pursuing hobbies and interests without always having to take others into consideration.
Therefore, ask yourself whether you might be the one with your family who could become unpleasant for the neighbor.

Please don’t take this the wrong way: some people are just better off in a house of solitude and are not suited for living side by side.

The wall is definitely not equipped with any soundproofing measures. You can hear relatively clearly what is being said on the other side of the wall.

Good strategy, I will try to arrange a meeting with the neighbor. The house is being sold for personal reasons; it has nothing to do with the neighbor in any way.

I have never looked at it that way before; perhaps my current life circumstances with a toddler, tinkering with cars, etc. are also reasons for the desire for a detached house, so to speak, to protect the neighbors from us ☺ generally, my wife and I do belong more to the considerate type of people.
