Instead of a detached house, should I perhaps buy a townhouse now?

Hello everyone,
I am glad to have found this great forum and would like to ask my first question right away.

I need a little help to make the upcoming decision "terraced house, yes/no."

My wife (36 years young) and I (40 years old) have been looking for a suitable house for our small family (1 child 10 months old and two big dogs) for quite some time.

Our dream was always a detached house on a large plot (>5000 sqm) somewhere in the sticks. The house should be about 180 sqm, no special requirements regarding energy efficiency, ready to move in without major renovation work, have a very nicely designed outdoor area, a large double garage or small workshop since I like to tinker with cars, ideally no neighbors anywhere around... Etc.... I think you now have a rough picture of our dream.
Well, as I said, we have been searching unsuccessfully for almost a year... Until a few days ago we viewed a property that is being sold privately, we have known the owners for over 10 years, and the house is not listed with any realtor.

The house actually meets and exceeds all our criteria except one..... It is a terraced house.... It was actually once a detached house, until the neighbor came up with the idea to close the free space (about 5 meters) between his house and my friend's house to gain additional living space.... Now it is basically two detached houses that share a wall at the front end....
What a dilemma, it is our dream house, inside and out, great plot, everything perfect.. Except for the lack of spatial separation from the neighbor.
The plot is difficult and only partially visible to the neighbor, I think that would not be the problem, it is more about the horror stories you read regarding disputes between neighbors......

I want to stay in this house until I shuffle off this mortal coil, another move because of a horror neighbor is out of the question.

Now my question to the group, has anyone had a similar situation, how was the decision made, and looking back, was it the right decision?

Thanks for the somewhat strange question, but it is preoccupying me a lot and I need some neutral input. I should probably come to the only logical conclusion and let the dream burst, but everything else is just wonderfully beautiful and 110% what we are looking for. No other house had even remotely as many plus points as this one.

One more thing at the end, the house is exactly within our price range.

If they actually share a wall, it would be a done deal for me because of soundproofing ...

Correct, the houses share a wall. The rooms of the neighboring house that are directly adjacent to the shared wall are a bedroom, dressing room, and boiler room. In my possible future house, it would be a sort of garage and storage room.

If it's a semi-detached house, you should think about it very carefully and, if necessary, implement decoupling soundproofing measures before moving in.

We live in such a semi-detached house. Unfortunately, back then we only had a soundproof wall installed on the upper floor. There, you can only hear the neighbor's piano playing faintly, nothing else. However, you cannot attach anything to the wall (such as parts of cupboards or similar).

Downstairs, you can hear every word spoken in the neighboring house, for example the television. That is annoying and only bearable because no one sleeps downstairs with us. If we had known how loud it is, a noise protection wall would have been installed downstairs as well. Well, hindsight is 20/20.

Otherwise, having a direct neighbor does not have to be a disadvantage if the chemistry is right. If not, it becomes exhausting.

Sorry for the inaccurate description, semi-detached house is probably the correct term.

According to the current owner, the neighbors are quiet, and there is a good and friendly neighborhood. Unfortunately, these neighbors only live in this house as tenants, and that can change at any time.
How extensive is the construction effort to turn a normal wall into a soundproof wall? Apart from the noise from the neighbors (which apparently can be equalized with a soundproof wall), are there any other reasons against a semi-detached house?
