Industrial area - curse or blessing?

I would not want to live there.

I once lived for a while on a busy street (in LP ;)) and after 2 years the noise got on my nerves so much that I was glad when I found something else. And I was only 20 years old then.

I couldn't imagine buying a house there where I would have to live for a long time. I want to have my peace when I am at home.

a brief comment on your question:
Regarding the potential use of the industrial area and the noise pollution, various sides have already written about it.

You wrote earlier that the 2 railway tracks will be expanded to 4 tracks. What kind of train traffic is there? Passenger traffic or freight traffic?
We lived for a while very nicely by the Saar. Between our house and the river there were still two or three houses as well as several rows of trees. Across the river there was also a row of trees and then came the railway line. Distance from the house at least 300 m (as said, with sound-absorbing obstacles in between). We always heard the passenger traffic only faintly. But the freight trains could be heard, depending on the wind direction, sometimes barely or sometimes strongly. It was especially annoying, of course, when grilling outside and not being able to talk in between.

One more point. Although, according to your statement, nothing is mentioned about this in the development plan, maybe it does not necessarily have to be included and can be approved at any time as "quiet industry." Brothels are never approved for residential areas – they are always approved in industrial areas. In such a case, property values will most likely sink.

Just wanted to let you know.

If you live near a commercial area and are exposed to a certain noise level (and you might want to sell the house someday), your house and land value will quickly be reduced by 20% from the selling price, which is a lot of money. Also, a commercial area can very quickly turn into an industrial area, then it looks even worse and the noise level does not improve.

Regarding the railway, I can only say we live about 6 km away from the tracks (1 track); if the wind changes direction, we are affected by it as well.
