Increase floor area ratio by purchasing green land?

We have the opportunity to purchase a piece of meadow in the undeveloped outer area, which directly adjoins our plot in the unplanned inner area. Would the purchase also change the calculation basis for the floor area ratio? We are considering enlarging our house, so it would be good to know whether the meadow is relevant in this respect – or not, since it is not designated as building land anyway. Can someone help with this? Or can the responsible building authority inform me?

In my opinion, the area can only be credited through a rezoning.

The building authority can surely answer whether a rezoning of the partial area is possible. I suppose that it is not easy.

But maybe you then don’t need to comply with the setback area?

Thank you for the answer. I also cannot imagine that, as it would be too simple. But it would also greatly facilitate our planning for the later expansion of the [Nebengebäudes].

If the meadow is not building land, then a clear no. Talk to the community to see if you are allowed to merge the plots and have part of it designated as building land ... but that will certainly take time. I don't think the community will decide that for you quickly and easily. It is a longer process and the outcome is uncertain.
