Hello dear forum,

our planning is slowly becoming concrete. A friend who is an architect took a look at our plot and came up with completely new, sensible ideas for us.
In advance: A residential house of 160-170 sqm plus basement is planned.
Room concept: Open space with pantry, master bedroom with dressing room and shower bath, 3 children's rooms, family bathroom, 2 offices. The utility room will move to the basement.

So far, there is only one child, so we don't need to have our offices in the basement yet. If more children come, these rooms might possibly move to the basement.

Until now, we also wanted to keep the option open of possibly making an apartment out of the basement, as long as a) we don't need the children's rooms upstairs yet and b) the children eventually leave the house.

Now we are asking ourselves:
How do we plan the basement?

The architect suggested relocating the entrance at ground level to the basement and then putting the master bedroom in the basement. Possibly also the option to have the apartment here. Difficulty: When the kids are small, we would have a lot of walking, especially at night.
The open space should definitely be on the ground floor, as our terrace will be accessible from the ground floor (I have attached a site plan).

What ideas do you have? How do your houses (basement, ground floor, attic) look? You are welcome to attach pictures - I am curious and have difficulty imagining the basement.

Thank you very much

Yes, however with a completely different intention. It was about the general question of whether to have a basement or not, or the costs for hillside support. Now the residential basement is confirmed and I am hoping for tips on how we can best design the basement floor.

By the way, our development plan stipulates 1.5 stories, but the basement may be an additional full story, which we also want to take advantage of. This means the entrance will be on the north side, the terrace on the south and southwest side.

Why do you want to plan something you don’t need right now? Either I plan a house with a granny flat, or I don’t. But just because the children might move out in 25 years, I’m not going to plan my house that way today.

P.S. Having someone in your house, in your garden, is always a very thoughtful and well-considered decision.

We would use the granny flat, if we have one, for a few years now to support paying off the loan. Later, when the children are grown, they could have their own living space, or it could be rented out again. No one would be in our garden in this case.

An alternative would be to completely do without a granny flat and place additional living spaces in the basement, so that there would be more space on the ground floor and attic. The question here is: Which rooms are suitable?

Office, bedroom, bathroom, guest room, building services

The basement should not encourage wasting sqm. Here too, as few sqm as necessary counts.
