It becomes clear once again why in many forums, whether construction-related or not, such unbearable price threads are closed (no criticism of the HBF, but of the OP), it simply leads to nothing because rarely is anything comparable, and even if it is, no evidence for the "coulda, woulda, bike chain" is ever provided...

The theoretical question of where one can negotiate is excluded, this one is sensible.

I think we only have half the truth here and some crucial details were unknowingly forgotten.

Loan conditions vary roughly like the price of fuel at the pump... it fluctuates by a few cents just like loan costs do regularly. Only negotiate in the second decimal place.

I also find this topic interesting, what I always wonder is to what extent the offers from the craftsmen are negotiable, for example, we have 3 offers from the heating installer and where the services are the same there are differences of up to about €2000 how can that be? I therefore conclude that the most expensive one certainly added a "negotiation fee". They all come from the same place and are all about the same size.

With craftsmen, once you have decided on one, you can definitely negotiate a bit further. Unless it’s the item silicone joints for 800 euros. But the main contractor will still get a bit more. Therefore, at least 2% discount, maybe even 3% discount should be possible. If you’re good, maybe another 2% rebate on top. Beyond that, no chance.

The biggest discount was with the deep drilling, but only because the provider sends out 100 standardized offers and our architect always works with him. There it was 10% discount + 3% discount, which were already included in the first offer. So there was really no need to negotiate there.

With banks, you can be lucky to negotiate 0.1-0.2, the latter only if you have a corresponding offer from another bank.

I see more chances with additional extras, like 12 instead of 6 months without BHZ, 5,000 EUR special repayment or 11 free changes of repayment rate... that’s more likely to work.

What you probably forget in your consideration are 2 influencing factors
1) The offers were initially over 25 years, later over 20 years. That alone already makes quite a few bps, back then about 40.

2) Factor time. Your negotiations took place in a period when the interest rate fell massively. There could easily be 10 bps within a week. So that is hardly attributable to your negotiation skills, but rather to the fact that the interest rate generally fell in the market.

So I see no negotiation gain of 70bps.

Or do you mean that about a month ago it was negotiation skills of the bank to just add 50bps within a week?
