Hello,
we live in the countryside and want to build a town villa with a hipped roof.
There are already many of them in the surrounding communities.

The municipality unanimously approved our building application.

The district building supervisor wanted to reject our hipped roof and impose a gable roof on us. But the two full floors would have remained.

The result today: we are getting the hipped roof – which makes us very happy, because since we are building a prefab house, redesigning would have become very expensive.
But: as a district building supervisor, you can’t just approve something like that easily.

He now gives us detailed instructions on how the facade is supposed to look. We wanted to do it in a very light vanilla and brown between the roof and windows and on the base.

In the building application, the facade is still white and at the top near the windows there is a wide dark red band running around the house, on which the windows basically sit. But dark red is not allowed on the prefab house, there are problems with stresses and cracks.

The district building supervisor wants us to make the house white and the band gray.
But gray is not allowed either, just like red. So now it’s said to be a wide brown band and a white facade.

Now it’s also said to be a red roof instead of anthracite.

Help, how is that supposed to look? I imagine it terribly. White town villa with a red roof and a wide brown band around the upper windows.

What do you think about it? A photovoltaic system will also be installed on the south and west sides.

Is the district building supervisor allowed to impose such requirements on us? He needs that now for his ego because he revised his opinion, which he probably very rarely does.

I meant the district master builder. My goodness, it has come to this already.
He is from the district office, the one who has the final say and makes life difficult for everyone because he has to wield his power.
The one who says "no," even when the municipality says "yes."

Oh, and he would also like to have a paragraph break between the brown stripe and the rest of the white white facade....

That the color red can cause problems + does, I understand well. But grey? We have sold grey in partial areas a lot over the past years and have had no problems so far; RAL 7016 is the favorite word of most builders regarding color these days. By the way, regarding durability it doesn’t matter if it’s a prefabricated or solid house; strong colors like red are the problem; the substrate must be properly prepared for both construction methods and the paint must be made durable with a leveling coat.


I had to – as you can imagine – first look up what this position entails. It turned out that the district master builder primarily has an advisory function for mayors, architects, etc.; something we in the Rhineland like to call a title without means

I’m not a fan of quarrels; especially when they can be avoided. Therefore, in your place – if the district master builder remains uncompromising – I would involve the approving authority in the discussions. So the caseworker and district master builder at one table, then you’ll see how it goes. If that doesn’t work either – supposedly you Bavarians have the "Amigoprinzip" (friend principle) – I would invite a woman or gentleman with more "decorations" on their chest than the district master builder ...

That's what happens when you want to build a city villa *cough* in the countryside. That just doesn't work...

But why do you already deviate from the color white if it's supposed to be vanilla? Or is vanilla still considered an old, yellowish white?

Sometimes there are strange people in the authorities. Unfortunately, those are often the ones who hold a long lever.
