How much of my land area am I allowed to build on?

Hello,

Plot of approx. 680sqm located in Niedersachsen. No development plan exists.

I tried to find information in the Baugesetzbuch, but I didn’t get much wiser...

I would be very grateful for your help.

Hello As we built for the first time, there was no development plan there either. In this case, we were told by the building authority at the time that we should approximately adapt to the surrounding area. It is best if you take a look at the neighboring houses, then you can get an approximate idea of what would be allowed. But I would definitely seek a conversation with the building authority.

Hello,

I am concerned with the buildable area (floor area ratio), e.g. house, garage, carport, driveway, etc.
How many sqm may be built on and how many are for insurance, green space, etc.

Hello, we had to maintain the boundary distances of 3 meters to the neighboring properties, the garage could stand on one side on the boundary. Otherwise, we were free and could position the house as we wanted.

Hello Tu Hus,

in my opinion, the same applies to the buildable area: you can/must orient yourself to the (legal!) existing buildings in the immediate neighborhood. In the area without a development plan, however, there is no way around the building authority anyway – if you do not like the answer from there, you would have to challenge the rejection of the building permit that is nevertheless submitted through legal action.

Whether this is sensible, everyone has to decide for themselves, but basically building authorities have a hard time arguing against a construction project if you stick to the neighborhood.
