The factor of negotiation skills has limited effectiveness in boom times. The garage market depends on the single-family home construction market.

Regarding double garages, a particularity is rarely considered, namely: that they do not exist as prefabricated garages. One either places two single garages side by side or – since nowadays mostly a double door is desired – a front and back half.

Therefore, the third option is to have it built with prefab elements (e.g., pumice or aerated concrete slabs).

Negotiating is possible, but unfortunately mostly only upwards and for the craftsman (offer too old, additional effort was not known, increased measurement).

Not a good time for builders at the moment. It was better for me a few years ago. My colleagues/friends are complaining a lot about it right now..

Good, but still I can’t think of any reason why one should spend 37,000 for it.
Our custom-made approximately 50 sqm design with non-rectangular angles as a precast concrete garage would have cost that much.
A masonry one would have been around 10-12 thousand more expensive.

I think, if you stay within the standard dimensions of garage manufacturers, you should be able to get away with 25,000.
Soil backfilling due to the slope should not be a problem there either.

Limited, yes, but there is still quite a bit possible. Even large prefabricated garage suppliers are willing to negotiate prices and it was possible to push the price down quite a bit, even during the construction boom and in the Rhine-Main area. I always say to get several offers, compare, and negotiate.

Hasn't even started yet. Contract signed 2 months ago. Not much has happened since then. Apparently many are on vacation... Starts off well.
