Hello, the notary fees for the purchase of a property are known to amount to 1.5% (notary fees) + 0.5% (land register entry). In a first step, however, only a contract is drafted by the notary. How high are the costs there? They are integrated into the 1.5% notary fees in the further course, so they do not increase the 1.5%. But one could refrain from the purchase after the draft.

Somewhere between 0.5% and 1% of the purchase price. For the one who commissions it.

You have to know beforehand what you are signing. Negotiating everything with the notary is not practical. At the notary appointment, only reading aloud and signing takes place.

I have found unacceptable clauses in the contract in such a situation before. I did not pay anything because the clauses were from the seller. Who commissioned the notary for you?

I have not signed anything yet. As the buyer, I received a letter from the realtor containing the key details of the purchase, which I am supposed to sign and give to the notary so that the notary can draft a contract. There is also a note stating that I am responsible for the notary costs for the draft, even if the purchase ultimately does not go through. It is interesting that it states the purchase will be partially financed. What if I decide not to finance it but pay out of pocket instead? Does this have any legal consequences?
