How do you find the plan...

Hello everyone,
I have now drawn a plan for us, and I would be interested to hear what you think about it.

The plot is oriented north-south
It should be divisible into a two-family house at some point
The kitchen is on the ground floor at the top of the plan
We would plan the doors to the vestibule but not hang them as long as it is used as a single-family house
I hope there is enough space in the stairwell for a landing staircase
Are the room sizes sufficient?
Are there any suggestions for improvement?
What would it cost approximately? (in the Swabian region)

I am neither an architect nor can I tell you if your rooms are sufficiently large. But I can give you my personal opinion... and I think that your bedroom on the upper floor is extremely small. You can barely fit a bed in the nearly 13m². And you still have to store your clothes somewhere. Although you only sleep in the bedroom and many people, in my opinion, plan this room much too large, you shouldn't feel cramped either.

So I would make the children's rooms smaller, 20m² is quite large... when they are young, the children are mostly with the parents, life takes place in the living area and kitchen... and when the children are old enough, they move out to study and you have two rooms left...

...or you use the opposite study completely as a walk-in closet...
