How do I finance and build correctly? Solid house or prefabricated house?

Hello everyone,

I am the new one. I have little experience with topics related to building a house, building savings, or financing and was never specifically prepared for these topics, I would say. So far, I have renovated my parents' attic apartment and invested pretty much all my money there, about 80k €. Actually, my girlfriend wanted to move into the apartment with me, but due to a family case, my brother is living there again, and it is uncertain how long that will be. I just want to be independent and live my life the way I want, like with topics such as getting married, having children, and so on. Unfortunately, that is not possible in the current situation.

I would have the opportunity to get a 1600sqm plot of land from my parents in exchange for the "extension" of their property.

My question is, how do I finance and build properly? What is appropriate nowadays? Do people still build solid houses, or do they rather go for prefab houses? What subsidies can one apply for to make the most as a young person?

About my professional background:
- I have a fixed job with protection against dismissal for operational reasons
- earn 2370 Euro net, increasing by 5% over the next 3 years
- no 13th-month salary or vacation pay

At least it is already right to get informed. The property seems large enough, but whether it is an adequate compensation for your investments in your parental home, I cannot say. I built the house I live in "from scratch," that is, from the ground up myself, together with my father. Only for the roof and the interior plaster did we have outside help. But that was during the time of the GDR and hardly possible otherwise. On the other hand, what you see and hear today is that the only way not to be surprised by botched work is that you have done the botching yourself. Massive is massive, but nowadays people no longer build for many generations! There are many possibilities and getting a clear picture beforehand can only be right. So your approach is the right one. The question first arises how the property can be built on and what it is worth. 1600 sqm can be just as unbuildable as a million-dollar treasure in the south of Munich. Much depends on that. There are many ways to the house; whether solid or wood is more a matter of belief. With your salary and no equity, however, this will probably be a very rocky path.

If he trusts himself from the scratch and is not afraid of demolition material when sourcing materials, my chimneys are made only from the bricks of the demolition of the previous building fabric, it is still conceivable. Measured or built but unpaid windows are also items that can be inexpensive. Creative thinking can indeed reduce the cost factor.

If one feels like it, that is of course possible, but it should probably be considered a very special exception, which the OP did not mention. Building a chimney is no longer permitted.

Having a chimney is usually no longer necessary! The OP also said very little in general. And at the time when I was building, it was rather the rule to do everything yourself because there was no other way. I built my mixer from spare parts of a bale thrower straw press and a pick-up reel from a potato harvester, and it is still by far better than the ones you can buy today.
