How can one optimally utilize a floor plan with a northeast orientation?

Hi, we have been looking for a property for quite some time and although we didn’t get a royal flush in the Neubaugebiet poker, we at least got a "affordable" plot confirmed. 473m^2 for 320k with a northeast orientation (street to the southwest).

Optimal south-facing orientation of the garden etc. is simply not possible with this plot and unfortunately not everyone can have that. It’s also not the widest plot, which is why you should also keep in mind the influence of neighboring buildings. In the screenshot, I simulated that with the sun on 01.07 at 5:00 PM. At least the adjacent plots to the north are recreational gardens without major buildings.

We could of course say that this is a no-go, but we are probably not the only ones with a less than perfect orientation, and that’s why we are looking for examples / floor plans / inspiration on how to make the best of such a northeast orientation. What do you think?

I like to work with light from above or with a separate terrace for such properties. That means, first I plan a conservatory for the dining area - depending on the size, including the kitchen is also conceivable. In addition, I place a pavilion or similar in the sunny garden area as a second terrace. Otherwise, first show the development plan and state the requirements - see the questionnaire in the pinned thread. Everything is also a budget question.

The orientation seems very familiar to me, I feel very similar. Look forward to a beautiful sunny garden (assuming that the building does not have a 12m height on block) and lots of window area facing the garden without having to darken them in summer due to sunlight exposure. Questionnaire, development plan, what does the roof orientation look like?

It should absolutely not be a "No Go" and if you think about it more carefully, you will also be able to gain some advantages from it. The mentioned south orientation is anything but perfect and in summer you start groaning that it is far too hot in the house. At the same time, you turn on air conditioners and/or sit in the dark with the shutters down ...

Thank you for the initial feedback, I have filled out the questionnaire as best as possible (would upload the development plan directly, but PDFs are not allowed):

Building window, building line and boundary: in my drawing the 2 black lines (3m from the street, street side max. 2m recessed from the building boundary)
Edge development: 3m distance
Number of parking spaces: 1
Number of floors: 2 full floors,
Roof shape: gable roof, 30-38°
Style: still open
Orientation: Roof? Matches the arrows, roughly northeast <-> southwest, or northwest <-> southwest :D
Maximum heights/limits: 10.5m max building height, 15m building length, driveway max. 6m width, carport allowed from 1m street boundary

We are still quite open regarding the requirements, these are currently just considerations whether the plot fits our needs at all and we would then also hire an architect. So maybe backwards, because we would plan the house based on the plot?

A few bullet points that are basically on our mind:
~150m2, 2 floors?, basement
open architecture, modern construction, open kitchen
office for at least 1 person working from home, preferably also usable as a guest room
Budget for the house alone we plan with €500,000, we pay the plot in cash as own contribution

I think that you can also build a very nice house on a north-facing plot according to your requirements. You just pay a bit more attention to getting light into the house than usual. A good architect should have no problem with that. If plots are scarce and expensive, I would take the opportunity. Whether 500K for 150 sqm + basement is enough - that might be a bit tight. Depending on the region, the prices are currently about 2500 to 3000 euros per sqm + approx. 100K for the basement - (very rough estimate).
