House with gable roof - Cost estimate

Hello everyone, We are now considering building a house after all. In Bavaria, in an already developed new residential area. The plot will be about 500 sqm. Option 1: A 120 sqm house, city villa, two full floors, fully basement Massive, 36.5 brick With hipped roof, Finished double garage Without bay window Gas heating Underfloor heating Option 2: 140 sqm house, city villa. 2 full floors Without basement Massive, 36.5 brick With hipped roof Finished double garage Without bay window Gas heating Underfloor heating Approximately What would these two options probably cost? Or which is the cheaper choice. A terrace will of course be added, a courtyard in the size of 2 parking spaces and the garden will be quite small anyway and consist only of green spaces and a fence. Do you have any tips and comments?

So my bank calculates turnkey without [Grundstück, Küche, Möbel, usw.] with 420 EUR per m3.

Rough estimate:

House 140*1700 = 238k
Paint + floor + ceiling = 20k
Buffer = 20k
Construction incidental costs = 40k
Outdoor facilities = 20k

Total = 338k€

Basement = ~50k (40-70k)

Total = 388k€

I would build without a basement, instead adding 10-20m² on top.

House 160*1700 = 272k
Paint + floors + ceiling = 20k
Buffer = 20k
Construction incidental costs = 40k
Outdoor facilities = 20k

Total = 372k€

And since I don't know your financial situation, I can't say more about it.

Thanks for the answer. I think 140 sqm of living space is enough for us. We have a floor plan that we like with this size. Does the staircase count as living space? The question would be whether it is cheaper to build variant 1 but instead of two full floors with a shallow hipped roof, build a house with 1 full floor and an attic with a 1.20 knee wall and a gable roof? There are different opinions again. Some say the gable roof is so complex that it’s better to invest a few more bricks for the full floor and put a hipped roof or a pulpit roof on top. Does anyone know about this?

No. The gable roof is an expensive matter because of the large roof area. If you now lower the knee wall and switch the hipped roof for a gable roof, you probably won’t notice much difference.

You basically mean not building full room height but lower and then a hip roof on top? Is the knee wall then the knee wall? What height is appropriate there?

AND Do you see the basement option as cheaper?
