House with 140 sqm living area, without basement, solid construction, gable roof - cost?

Hello everyone,

we are currently planning to build a house (140sqm living space, without basement, solid construction, gable roof), the whole as a shell or as a shell-and-core house and have received the following offer:

The "shell-and-core house" includes the earthworks (without removal), base slab (concrete C20/25, approx. 15cm thick, frost-free), construction site setup, thermal insulation brick masonry 36.5cm (W/mK 0.08, brand Lücking, clear story height ground floor 2.75m; attic 2.625m), interior walls made of hollow bricks, insulated roller shutter box, gable roof 38 degrees with concrete roof tiles brand BRAAS as well as all architectural and engineering services (incl. complete KfW documentation). The whole is offered to us for €94,000. What do you think of the price?

For 111.00 EUR gross... I find that extremely little money, considering that earthworks, architect, carpenter, and roofer are included.

A ground slab with 15cm seems very thin to me - but I'm not an expert! Ours is 25cm.

We are talking about €94,000 gross, site setup is also included. The filter layer for the base slab is also 15cm of sand-free, compacted gravel and foil.

I find that extremely cheap (but I don't know prices in your area). Get two comparison offers, then you'll get a feel for the price.

The construction company has been "on the market" for decades and operates primarily in this region (Hochsauerland to Dortmund). I have also inquired with several former clients who have built with them (from shell construction to turnkey), and the experiences and reports were predominantly positive. We have also gained this impression through several conversations with the construction company. Therefore, the only question here is whether the quoted price is acceptable.
