House purchase land registry difficulties

Hello

I want to buy a house, found a nice one and have now received the draft from the notary (purchase contract).

The house has been there since 1970.

But now the land register says that this plot is agricultural land!!!

The person I am buying the land from inherited it, it is not yet in the land register but has a certificate of inheritance (from the district court).

His father has lived there since 1970, has a telephone connection, a water pipe, and a house number, so everything a house needs ;-)

But why does it say agricultural land???

Because it is probably an agricultural retirement property.

You should clarify this with the building authority – there are caseworkers who deal exclusively with this part of agricultural construction. That could later be annoying in my opinion if you want to add an extension and the conditions (for example, the caseworker can influence the size of the bathroom) restrict you. So clarify beforehand.

Whether it is allowed to stand there and what consequences it has if you want to renovate / extend or make changes. Maybe also mention that you do not intend a privileged use. So you do not want to run agriculture.

Yes, definitely. It is probably a life estate, but the notary should have checked that already! There may also be a development freeze and/or a sale restriction (!!) on such parcels, meaning the owner can only sell it with the authority's approval!
