House purchase including expansion - how to best record this contractually?

Hello everyone,

we have a "somewhat different" house purchase planned and need tips from you on how to handle the whole thing optimally.

We want to buy a relatively new house (built in 2014), which, however, is not yet 100% completed. For example, the exterior plaster and a few other minor things are still missing, but basically it is already finished. Furthermore, we would like to have the attic converted. And the seller is also willing to do all of that for us. The most important question for us is therefore: how do we regulate all this in the most sensible way in the notary contract?

Seller's proposal:

    [*]we pay a certain amount that basically corresponds to the value of the house as it currently stands
    [*]then he starts with the conversion etc.
    [*]as soon as he is finished, we pay the agreed remaining sum
    [*]after that, everyone has done their part so that the house including the conversion is finished and we are homeowners


What bothers me a little about this – I pay a fairly large sum at the beginning but am not yet the homeowner. Therefore my question: can it also be arranged as follows?

    [*]we pay the large sum and are immediately (or after all the official stuff) homeowners
    [*]the seller carries out the conversion or the finishing work
    [*]as soon as he is finished, we pay the remaining sum

Can this work like that and can it be recorded in a single notary contract?
