You are contradicting yourselves. Searching for 2.5 years, coming back to a property, and then claiming it is too expensive. Construction is booming despite Corona. He can, but does not have to accommodate you. Regarding the 16%, no one will give you 100% certainty because there is no experience and the house must be completed by 31.12.20 (layman's opinion) which could become tight.

Where are we contradicting ourselves here? We have been searching for 2.5 years and had found no adequate alternative house until last August. And this not from a cost perspective, but due to poor floor plans, location, condition, etc.

I am not looking for the absolute super bargain. I just want to be prepared and equipped for possible negotiations and present relevant points to the general contractor.

I will definitely try with the VAT reduction. Let’s see how it goes. But thanks to you all for the help already. I will report how it went on Thursday.

I quote my tax advisor here: "Performance delivery or transfer of risk"

So if the house is built with a general contractor and the house handover (transfer of risk) takes place in 2021, the tax rate applicable at that time will be relevant for the total service. Even if interim payments with 16% VAT were made, 19% must be paid on these as well.

This is the statement of the expert.

We are also currently considering how to deal with offers for house construction in which the VAT rate was stated as 16%.
