Only those with internet. And that still sometimes has quite a few issues. After all, we are in a country where everything is precisely planned, applied for, and approved.
But basically yes. If you no longer go to the office every day but only once a week, then the commute is less important. And people prefer to live nicely than close by.

We are currently in the process of possibly acquiring a property built in 2012, 150sqm on 1170sqm of land. 480,000€. Last little town sums it up. We want it that way, but I think in 10 years IF home office also catches on in Germany, people will be willing to pay completely different prices for it. And if not, then not :D But FTTH is connected, and that's what will matter in the future anyway...

BTT:
I think that the OP's plan does not currently fit their financial situation. The advice of professional further qualification to initially increase the income side was already given. I agree with that.
