House plan by architect 2 floors with basement

Hello,

I would like to hear your opinion regarding the first architect’s plan. It was created based on my specifications of a maximum of 130m2, a wood stove, no basement, a dressing room, and a garage for a car and a motorcycle. Since I am currently alone, I planned the house so that I could later live there with my wife (and 2 children). Also with a view to the resale value. The garage on the plot to the left is already under construction! This is a new development area with traffic-calmed streets.

What is disliked? Why? – somewhat small bathroom, maybe swap bedroom with dressing room

Personal price limit for the house, including equipment: 300,000
Preferred heating technology: not decided yet (heat pump or gas condensing boiler)

Why the design turned out as it is?
Which wishes from the client were implemented by the architect? – max. 130m2 specified, dressing room, no basement

hm .. check the living room furnishing .. where should the TV be placed? Isn't that too far and are 663 cm? too close together for the couch group and dining group? (More like furniture cabins in the furniture store). Resulting from this, path kitchen - terrace for summer barbecues. Means currently having to pass by the dining room furnishings.

Cat table in the kitchen?

Why the shower bathroom on the ground floor? Wardrobe under the stairs? Path for laundry .. upper floor through half of the ground floor to the utility room.

Child 1 more north than other orientation. Dressing room, although 300 cm wide, only max. about 200 cm high cabinet, the rest in the knee wall.

In general, the garage is on the prime side in the southwest.

I would redesign the [OG] again. Large dressing room with relatively little storage space (for the size), small bathroom. At the moment you are single or did I read that wrong? I would plan the [OG] for myself as a single person with the possibility to accommodate up to two children's rooms in the house. Larger bedroom so that a really large wardrobe can fit in later, large dressing room that can also function as a children's room if necessary, bigger bathroom. Simply that everything seems more spacious.

Yes, you can definitely get more out of the upper floor. I don’t think the downstairs is bad at all. I just don’t like the entrance area. I would remove the shower there and instead create more wardrobe space and simply more room.

Sketched an alternative proposal for the upper floor.
