Hi everyone,

First of all, hello to all, as I am new here.
I come from the Black Forest and am planning to build soon. I have already applied for the plot. As is usual here, it is a sloping plot with about 3m height difference.
Assuming I get my desired plot, I am currently planning roughly how the house should look.
There is not much room for maneuver because it must be a gable roof with orientation towards the slope/street, but luckily I can realize 2 full floors or a very high knee wall.
The house orientation is giving me a headache. See file Bebauungsplan_forum.pdf

Where should the house entrance be? On the ridge side facing south or at the back of the house facing NE, which would mean long paths.
And the garage? Usually the north side is recommended, but I have an unobstructed view exactly to the west and northwest, so maybe rather towards the south?

So far this is planned: see file GS_Haus1.pdf

There is already a rough floor plan, but first I have to clarify the position of the house entrance and garage.

I look forward to tips from people who simply have more experience!

Thanks!

Regards
Blackforest

Hello Blackforrest.
Have you ever thought about realizing both the main entrance and possibly a garage in the basement of the house?
Or do you absolutely need the entire basement area?
With such a property orientation, it would almost be ideal.
Regards,
Dirk

That was already planned that way: garage in the basement or in front to use the roof as a terrace, but it would probably be that the garage driveway might be lower than the street. It's not ideal since then the water would flow towards the house?. But to say that 100% for sure, it still needs to be drawn up precisely. Oh right: we need a double garage. Disadvantage of a double garage in the basement: it actually takes up a lot of terrace space, right? I think if then in front of the basement to have a terrace.

Hello.

The location of the house/garage is almost identical to ours - we have a perfectly centered southwest orientation.

The three-meter height difference is not dramatic. This can be very nicely solved with appropriate planning of the outdoor areas.

Little tip: we use the house entrance area in the southeast as a kind of second terrace in the summer. On hot midsummer days, you sit in the shade of the house in the afternoon/evening - perfect
For our southwest terrace, a pergola (with adjustable elements) for shading is planned at some point - under our two parasols, it simply gets too hot for me in the height of summer...

Therefore: I think the planning is good as it is.

Hi Cascada,

So you have the garage also located south, slightly in front of the house?
Yes, so far it is planned to use the excavation for filling to make a terrace on the southwest side.
Where do you recommend placing the kitchen?
If the entrance is in the southeast, then upon entering the front door, immediately to the left, that is in the south, or better in the back in the north?
Downstairs we have planned, besides living, dining, kitchen, WC, also a guest room.
I am always grateful for tips on the floor plan.

I would align it as in your drawing (and then 2nd terrace in front of the front door) or push the garage further back so that the driveway can be used for playing. That’s how we did it, since the boys like to play soccer or ride bikes/boards in the yard.

I would place the kitchen to the left of the front door so that there are short paths to the terrace and an unobstructed view from the living area.
