Hello,

this year I inherited my grandfather's house. The house was built in 1952. My girlfriend and I are now considering whether to renovate the house (we like the floor plan except for one wall) or to build a new one. Since this is the first time we are facing this decision and unfortunately have no experience in this area, we don't know how to proceed. Since the house means something to me, I would prefer renovation, but of course it also depends on the costs.

We would like to involve an expert, as we want to be on the safe side. What kind of costs should we expect, or what do we need for a good evaluation?

Maybe you can give us a few tips on what the next steps are,

Thank you!

Find yourself a structural engineer. Hourly rate around 100,- plus travel expenses. Additionally, costs. I estimate about 800,- euros plus tax.

Hi,

The same project was with us. We are now done with the house. It took about 20 months. But we did everything ourselves and built one room after another.
We miscalculated a bit because the electrical system had very hidden defects. You only saw that very late. After 4 hours, the foreman sat on the stairs and put his hands over his head. The first impression was very good and on closer inspection still good. And then the bomb exploded. So everything had to be redone. [emoji3]

In the forum here it could quickly be said build new. There are many new builders here. Think it over carefully.
Would you be forced to live on the construction site?

No, we are currently still living in a rental apartment. We can start anytime. If we were to renovate, we want to start with the ground floor, finish it and move in downstairs, and then continue with the upper floor.

What have you renewed?

Well, those are already good conditions for the renovation. If so, you should make a plan of what you like and what you don't. Then maybe get an architect or something and have everything checked. Like Karsten said. Or you have experienced people in the family.

We basically redid everything. Heating (the OIL boiler stayed), electricity, water, the bathrooms, chimney and fireplace installed. All ceilings done with drywall and such.

It heavily depends on what has been done in the last decades and what is still original from the year of construction? Has the electrical system already been modernized? If not, then I would do that now. The same applies to the heating system, possibly windows and doors, interior doors, bathrooms, etc.

I have also been through this or rather we are not completely finished yet, but the house, for example with regards to electricity and heating, has already been modernized before. Ok, it is also from [Bj. 1900] and has been in family ownership ever since, which reduced the likelihood of nasty surprises.
