House construction: Are the construction costs for a house realistic given the building prices?

Hello forum members,

we are currently also dealing with the topic of house construction. Here in the forum, one often reads about suddenly high construction prices afterwards.
I have read up a bit, but it doesn’t get really concrete.

Our idea would be a bungalow or a 1 1/2-story house with about 130 sqm and without a basement.
We don’t have concrete offers yet, but we plan to contact the providers of "Häusern von der Stange".

My calculation looks like this:

Land €60,000.00
House (Without floor+walls) €180,000.00
Notary €1,200.00
Broker - €
Real estate transfer tax €3,900.00
Land register entry €650.00
Building permit €960.00
Structural engineer inspection €1,000.00
Gas connection €1,000.00
Construction and soil report €500.00
Electricity connection €1,500.00
Water/sewage €3,000.00
Telephone €600.00
Surveying €3,000.00
Construction expert €2,000.00
Insurances €1,000.00
Outdoor facilities €10,000.00
Floors (Material only) €5,000.00
Buffer (10%) €27,031.00
Total €270,310.00
Grand total €297,341.00

We would do the floors and walls ourselves. We would have to buy the material for the floors (laminate, €30 per sqm), the wallpaper and paint we would get for free.
The €10,000 for the land is a rough estimate. This should cover the access to the house, a fence and a paved parking space. (Own work).

Do you think the calculation is realistic?

House (Without ground+walls) €180,000.00 - but you only get the absolute standard, if at all. I assume list price. I suggest adding at least €25,000.

Building and soil report €500.00 - for us it cost €1,100 -
Electricity connection €1,500.00 - better calculate with €2,500 plus €1,000 for multi-utility connection -

Telephone €600.00
Surveying €3,000.00
Building expert €2,000.00
Insurance €1,000.00
Outdoor area €10,000.00 - we had 130m2 courtyard paved for exactly €10,000, with the cheapest paving. The rest is extra -

Total €270,310.00
Grand total €297,341.00

Generally missing are earthworks, construction electricity, construction water, etc. But you have calculated the buffer well.

No. Calculate: 130sqm x 1800 = 234,000 EUR plus land plus additional building costs (at least 30k!... more likely around 50k)

Then it also depends on which manufacturer it is, one of those where you really pay a lot for every extra quickly?

Hello Markus,

thank you very much for the response.

I took the prices for the connections from a construction diary, so I am grateful for your input. I estimated the house price. The catalog price for the basic equipment is around €140,000, I will of course have that checked, but at least my common sense tells me that I can manage with €40,000 for extras. I am thinking of things like more power outlets in the house and a satellite dish including wiring.

I actually only wanted to pave 2 parking spaces (approx. 40 sqm) + path to the house at first. I would then put up a carport myself, I recently did that together with an acquaintance in front of his house.

The earthworks are included in the house price. I assume that there will be an extra charge for that in the end, for such things I had originally planned the buffer. The biggest unknown for me is still the house price.

In the end, it’s not about €10,000 more or less, but if it were €50,000 more, I would question the project.

A bungalow has only "1" floor, otherwise it is a classic single-family house!

plus painting work, floor coverings, extras and typical incidental construction costs

Bungalow - TEUR 221
KG: TEUR 50 (with a straightforward layout; otherwise more)

plus painting work, floor coverings, extras and typical incidental construction costs
