House connection costs private road private development

Hello everyone,

we have been reading along with great interest for some time now and have already learned a lot.
Thank you for that!

We have found a plot of land suitable for us, which we will buy soon to build a single-family house on it.

We are unsure about the house connection costs or private development costs that will come our way. It appears that our plot 4 (see drawing) is located at the end of the private road. Plots 1-3 will also be newly developed with houses, single-family and semi-detached houses.

Currently, there is an old house on the plot at the boundary between plots 3 and 4 which will be demolished. This old house is supplied via the private road from the street (gas, electricity, water, cable). The lines are probably from the 1970s.

It is planned to completely renew these lines in one go and to set a connection branch for each of the adjacent houses. The costs would be divided equally among the neighbors, each paying one quarter.

How high would you estimate the total costs? Maybe someone has already solved something similar and can share their experience here.

for this, you need to ask the supplier for an offer.

In my opinion, the price does not depend on whether it is a private path.

Here in the new development area with us, there is a similar case – it was priced during the development exactly the same as the rest of the public paths. That means L*B property.

Only the costs necessary to restore the private path are then on top. Is that calculated as 1/4 with you? Are you all "in agreement" on that?

From the gut:
Gas/Water/Electricity/Telecom: Around 5-8K per house.
Road costs depend on the surface and condition/wish. But it quickly goes towards 5-15K.....(as said: gut feeling). The picture says too little. The remaining circumstances are also not depicted precisely enough.

Certainly, there are better experts here than me in terms of estimation.

Hello Carsten,

I advise a joint inquiry with the gas supplier and Telekom. Electricity must be installed, gas only if it is economical for the supplier!

Our property is located on a private path and a private road. The immediate neighbors on the private path, two older houses, have already been supplied via a gas line. This came across another private property. The supplier had forgotten to register the easements on the servient property, and the subsequent registration was refused by the new owner.

Our construction project was initially rejected for economic reasons. However, the existing buildings have a right to gas supply. Therefore, the supplier was forced to lay a new gas line which runs, first under the private road and second under our part of the private path. Without our permission, no connection, so we reached an agreement with the supplier.

Until the final clarification (1.5 years with a lot of trouble), we meantime also planned with geothermal energy and 42.5' Ytong to be prepared in case they would not install the gas connection.

Therefore: clarify in advance how many houses are planned to have gas. Due to the new energy saving regulation, many will certainly heat with geothermal or air-to-water heat pumps. After that, inquire with the supplier.
