House built in 1954 - Is the facade already insulated?

Hello

Actually, we had planned to build a new house until now, but now there might be a possibility to buy a property. Unfortunately, so far we only know the year of construction (1954), that it has about 160 sqm of living space, and that the previous owner was apparently very meticulous and often renovated. We do not yet know to what extent. My question is whether one can see from the pictures if the facade has already been insulated and if the roof is in like-new condition.. I think both look pretty good.. We have a viewing appointment coming up soon.

The roof looks like new, but that does not mean that it has been insulated or can be insulated without difficulty. An [WDVS (Wärmedämmverbundsystem)] has obviously not been installed; there is no clear overhang of the facade plaster over the masonry base. Also, the window reveals are not deep enough for that. To check, a tap test is sufficient: if it sounds hollow, it is an [WDVS]. The windows are probably quite old double-glazed units with (today) modest insulation value and date from the late 80s/early 90s.

I would not expect too much useful from the meticulous renovation skills of the previous owner: unless he can prove in detail, based on contractor invoices, what he commissioned in this regard.

Houses from the 1950s usually have a very simple building fabric, which can also hold some surprises during renovation. After the first viewing, if the house is basically an option for you, have it inspected by an expert/appraiser, preferably an architect, during a second viewing appointment.
