Home renovation, 3 condominiums – is KfW 261 possible?

Hello everyone,

we are planning the renovation of our house for Q2 2023.

The house will be divided in the middle and on the left side, two rental apartments will be created, and we will live on the right side including the extension.

For this, we have prepared a construction cost estimate with our architect and come to an amount of €360,000.

The architect’s plan is also in the final stages and the building application will be submitted at the beginning of next month. The energy consultant has now also completed the final plan for the EE. We just make EE 85, so the way would be clear for the KFW 261 loan (due to the current interest rates, the best choice).

But... for the renovation we are planning a lot of own work (craftsmen among friends). We have read up on the topic and do we have to prove everything to the KfW with invoices? Is that correct?

At the beginning, we had therefore planned the KfW 261 as 3x €120,000 (per apartment), but it seems this will spoil our plan. We cannot and do not want to have everything done by craftsmen for various reasons, but also carry out the installation of windows, doors, drywall etc. ourselves.

Therefore, the question if anyone has already implemented a similar project and how it was done.

Also, the question if anyone already has experience with the KfW 261?

Almost correct. Have it done by professional companies and provide proof with invoices. Otherwise see #9 In #9 you named the concrete conditions for self-contribution. Either self-contribution = building / renovating cheaply or funding with KfW funds, but then with official craftsman invoices (and self-contributions are then not eligible for funding)

Is the KfW 261 even usable for all your planned measures? You write that you plan drywall and doors (I assume interior doors) as part of the renovation. However, the KfW homepage states that all measures that lead to a KfW85 or better are funded. In my understanding, doors, at least interior ones, are not included in that. I have also looked at the loan myself, as the interest rate is of course very interesting. However, I am of the opinion that not everything within the scope of a (core) renovation can be financed through this loan, but only the energy-related measures (plus restoration costs).

Hello Philipp,

to get the loan, measures are of course necessary to achieve EE 98. These include, among others, for us: - Replacement of gas with air-water heat pump - Replacement of windows with triple glazing - ETICS insulation on the outside - Roof insulation throughout - Basement ceiling insulation

Yep, there is already quite a bit there. I interpreted your original post as follows: According to the architect, you need 360,000, you take out three KfW 261 loans of 120,000 € each for that, and have everything covered. However, in the 360,000 - at least I suspect - not only energy-related measures are included. That's why my note/question whether you are even allowed to pay for all your total measures with the KfW loans (ignoring the issue of personal contribution and so on).
