Hello everyone,
we are planning the renovation of our house for Q2 2023.
The house will be divided in the middle and on the left side, two rental apartments will be created, and we will live on the right side including the extension.
For this, we have prepared a construction cost estimate with our architect and come to an amount of €360,000.
The architect’s plan is also in the final stages and the building application will be submitted at the beginning of next month. The energy consultant has now also completed the final plan for the EE. We just make EE 85, so the way would be clear for the KFW 261 loan (due to the current interest rates, the best choice).
But... for the renovation we are planning a lot of own work (craftsmen among friends). We have read up on the topic and do we have to prove everything to the KfW with invoices? Is that correct?
At the beginning, we had therefore planned the KfW 261 as 3x €120,000 (per apartment), but it seems this will spoil our plan. We cannot and do not want to have everything done by craftsmen for various reasons, but also carry out the installation of windows, doors, drywall etc. ourselves.
Therefore, the question if anyone has already implemented a similar project and how it was done.
Also, the question if anyone already has experience with the KfW 261?
