Thanks first of all for the comments, I was away for a few days on business. I admit, that was pretty detailed! :D Maybe even too detailed... ok, maybe I needed that a little for myself too, to organize my thoughts. Here’s the summary again:

- I’m not under any time pressure regarding the completion of a new build
- before buying an apartment, I would rather continue renting and save equity
- my budget might not be enough for a turnkey house with land
- to avoid making too many compromises regarding the size and type of house, I want to do as much as possible myself
- as far as financing is concerned: it’s a new topic for me, I just want to avoid taking on too much under any circumstances

Specifically, I am planning a few more talks to precisely define my budget. Then one can calmly plan everything in more detail.

: 1000€ is sustainably realistic, that’s about a third of the monthly income. It is foreseeable that I can provide more in the coming years. Therefore, I would definitely save on the side and have the option to make generous special repayments regularly in the financing. That would make me flexible if a bigger purchase was really necessary (skip the special repayment).

These Ytong stones have been around for a long time, as far as I know... that is very close to classic brick-on-brick building. The Euromac2 system works with much larger elements, which through the influence of concrete become quasi-solid walls with insulation. It would be really interesting to find someone here with experience in this system! There is an info day from the manufacturer in June, but an independent source would of course be more valuable. Does anyone know of a similar process/product?

Banks would like at least the incidental purchase costs for the land to come from equity.

Banks would also like some value delivered for their loan. So, building for 2-5 years is not really the ideal vision of a bank either.

You can save yourself running around to different financiers. If you're unlucky, they all work with the same loan brokerage system (e.g., Europace) anyway and you'll be fed the same conditions. Whether those are actually achievable is a whole different story.

Have you ever been to your house bank?

Why do some want to give you 320k or so and others openly say that's not possible? Simply: some have a pretty good legal department. If things go wrong, they won't just be stuck with the costs. Others just want to avoid the stress because their order books are very full.

Have you ever thought about the fact that a house has increased additional costs? For 150 sqm you can already expect around 375 a month. Do you have that available in addition?

Regarding your presentation: there wasn't that much info at all; just very long.

And a tip: try to consistently set aside the 1000€ :)
