Hello everyone,

I am renovating my single-family house. An apartment is being created on the upper floor and attic that I want to rent out.

Is it sufficient if there is a heat meter (underfloor heating) on the upper floor and attic, and none in my ground floor?

It wouldn’t really have a function on my ground floor anyway, because gas is also used for hot water.

There is also a water meter for hot and cold water in the apartment. I don’t have an additional meter for hot and cold water, only the main meter.

Hello Stephan, exactly: you actually only need the hot and cold water meters for the residential unit that you will rent out. The main meter for you and separate meters for [OG/DG] is logical and useful.

Ok thanks and then the plumber installed a heat meter in the OD and DG respectively. Couldn't he have just installed one in the branch going upstairs? There's nothing else off there anyway.

Hi

As far as I know, that is not correct. The billing companies usually require heat meters and water meters for each residential unit, as well as a heat meter for the hot water preparation. Otherwise, even without hot water preparation, the losses of the heat generator and the heat distribution would not be fairly allocated.

I would bear the losses if none are installed with me.

A total of 2 residential units will be created in the house, both with underfloor heating? One of them will be owner-occupied?

Then a heat meter is required for the ground floor residential unit and for the upper floor + attic residential unit respectively. These are usually installed behind the branching of the heating circuits to the residential units and measure the extracted amount of heat between the supply and return lines.

Why is a heat meter also required for the ground floor apartment?
-> because heat meters do not measure absolute values but relative heat quantities. For the annual consumption-dependent secondary cost billing, the heat quantities extracted per apartment of all apartments in the house must therefore be available; otherwise, a calculation in the usual way will, to my knowledge, not be possible. I also use heat meters for billing in a multi-family house.

A heat meter for domestic hot water preparation is also required in addition to cold and hot water meters. In some cases, this is already integrated into the heating system (heat pump).
