Garage or hall for 5 cars - How do I approach this?

Hello,

with 50 sqm of street foundation (do you mean an asphalted surface?) you won’t get far for 5 garages...

A "normal" prefabricated garage is about 3 m x 6 m, so approximately 18 sqm.

Times 5, that’s 90 sqm.

But for a prefabricated garage you don’t need a full-surface foundation at all.
A concrete prefabricated garage is delivered with its own concrete floor and then simply placed on the prepared foundations. It does not have to be screwed on necessarily.

Two strip foundations with 15 m length each (5 garages x 3 m) would already be sufficient.

For a new building, you would at least have to think about drainage (you don't want electricity after all). So infiltration on the property or connection to the sewer. You also need an access road. And so on. You can easily find costs for prefabricated garages on the internet or even here in the forum. Conclusion: The 25,000 euros will by far not be enough for a new building.

You can ask a manufacturer of your choice about a 100 m² commercial hall (example: Siebau). Add the land and then additional costs.

I would continue to look in the existing stock.

With 25k€ impossible with reason. We had offers for a metal hall with everything for about 40k€. But since it was in a new development area, it should look like our house. Now we are at just over 50k€ without outdoor facilities and KS stone and solid construction. Size was 9x12m both times with a 5m gate and an extra door. For used garages you need a crane and a truck that can drive it. That also makes it expensive. We had that idea once too.

So if I still don’t find anything suitable in the existing inventory, I want to approach it by buying a small plot of land and putting a few garages on it. This is how I imagine it:

Find a cheap plot of around 200 m² in Dortmund or the surrounding area, the worse the location, the cheaper, the better. If it’s cheap, it’s probably not paved and possibly just a grassy area. On this grassy area, I want to have a strip foundation poured. Then, if all goes well, I might be at around 20k € in total. If I find an elongated plot, I could just place the garages right next to each other. It must, of course, be ensured that the plot can be accessed by car in some way. The rainwater could then seep into the grass. Ancillary costs should not incur, except for property tax and insurance.

There are lots of used prefabricated garages offered online for about 1000 €. With transport and installation, I would then be at about 2000 € / piece.

Now the question to you: Does my reasoning make sense? Where could possible difficulties lie? And does the land have to be designated as building land if I put garages on it?

You certainly don’t want to put your vintage cars in a metal box, do you? I don’t see anything, absolutely nothing sensible in your plan.

With just the 20 TEUR (which you certainly won’t be able to manage with), you can store your two treasures in a rented garage for more than 15 years, even if they cost 50 euros each.
