Hi.

We have had a garage built with concrete walls. One side is about 1 to 2 meters (left side from front to back) in the ground. Since the garage directly adjoins the neighbor's property, our shell construction worker said he could not install insulation and dimpled membranes. The architect also says he sees no problem with that. However, an acquaintance vehemently advises us to have this implementation stopped...

What do you think?? Thanks

Maybe the topic is not written clearly enough. According to the shell builder, he did not paint the concrete wall black and did not use studded membranes. The reason is that he cannot reach the outside because it borders too closely to the neighboring property....

After rain, we already have water in the garage. According to the architect, it is not so bad, the joint can still be sealed.

What do you think? I have not paid the shell builder in full yet.

Insulation is one thing, sealing is another. I might be able to understand not using any insulation, but sealing with thick coating or sealing slurry should be possible. Or do people then argue about 5mm?

They are supposed to give you written confirmation that it is sealed and be liable for it if not.

Otherwise, workspace would have had to be created here to install the sealing and the insulation.

Well, unfortunately you can clearly see from the photo that it is leaking.

The solution mentioned by , can it be applied from the inside? Do you perhaps have some internet links so I can get a better understanding?

What lastdrop mentioned is a coating that is applied on the outside. Just search for thick coating basement.
