Garage construction made of concrete! 3 walls or house extension? What do you think?

Good day everyone,

we are building a prefabricated house in NRW with the company Scanhaus Marlow Marlow. The building application is currently in process. What was already clear to us in advance is that Scanhaus Marlow Marlow has nothing to do with the garage construction. Therefore, we are currently dealing quite intensively with the topic.

After intensive research, we would like to have a concrete garage. For various reasons, we decided against steel. Unfortunately, it is very difficult for us to set up a prefabricated concrete garage. The garage is to be placed on the left side of the house under the roof overhang. The roof overhang has a height of 3m and is 1.20m wide. For this reason, hardly any prefabricated concrete garage manufacturer can install the garage at our place. Of course, there are also concrete garage manufacturers who produce "concrete single parts" and assemble them on site.

Now we have met with an architect. He is supposed to plan and calculate a masonry garage for us. He proposed building a garage that includes three walls + a roof. The 4th wall is then to be the house wall. Now, from our house construction meetings, we know that no trades may be attached to our house. The architect said that the house does not have to bear any load or similar. This is borne by the 3 walls. Of course, we know that we cannot attach anything to the 4th wall (house wall). That would be acceptable to us. The advantage of this idea is that we would save costs for one wall and have about 20 cm (missing additional wall) more space in the garage.

I have never heard of such a solution before. Does anyone have experience with this?
We have concerns regarding the topics of statics, insulation, etc.

We would be very happy to receive feedback.

Regarding the statics, I don't see any problems there. The insulation is also easy. Actually a win/win proposal.
Probably a beam will be placed on the 2 walls parallel to the house wall. It will then absorb the load.

I know both variants.

My brother-in-law and I built 2 garages together (6.7m x 6m and 6m x 6m).
The structural engineer was the same for both projects.

My garage had 4 walls, the other one (6.7m x 6m) only had 3 walls. If it is properly planned from a structural engineering perspective, then there is no objection. More rebar just needs to be installed in certain places.

Both garages have a concrete flat roof.

Great and thanks for the quick feedback.

I have two topics on my mind right now:
- Since we are building a prefab house... What could happen if, for example, we drive the car into the house wall?
- We would then build a house with a timber frame construction and the garage out of concrete. That means different materials with, for example, different expansion properties. Do you see a problem in that?

I find all of this very complicated. Why don't you put up the prefabricated garage first, then there is space for the truck. After that, Scanhaus Marlow builds the walls and the roof. That’s exactly how it was done for us. Now the house and Rekers prefabricated garage stand wall to wall and the joints between both are sealed with MS Polymer, additionally with angle iron on top.Karsten

a prefab house is not a concrete bunker.
If you drive into it with a car, you're probably standing in the living room. You can get through the walls with a decent hammer.
