Fully developed plot - path vs. building parcel

Hello,

we have purchased a plot of land with the statement according to the purchase contract "fully developed". It is a plot in the second row on a main road, that means we have a parcel "building/open space" and a parcel "traffic area" (private road) with a 50% co-ownership share.

Does anyone have an idea - does the term "fully developed" mean that the utility lines must be at least on the traffic area (i.e., on the main road) or on the building area (i.e., on the private road)?

If the utility lines are located on the main street, the property is usually considered "fully developed."

Hello, "fully developed" is a nasty word. With a lot of luck, the supply lines are already on your property. Otherwise, the development costs from the connection to your property will be added. That can get pretty expensive, especially if the street has to be dug up.
