You want to repay your main loan in 2017? Does that fit with the allocation? Depending on the building savings contract, you sometimes have to wait a certain period after full payment (in my case 2 years after the building savings contract is fully paid). I would definitely have that guaranteed before I pay anything in. If you pay in 200 euros per month, you would only have a balance of 7000 euros in 2017, or did you type it wrong above and meant 2027? Parking the balance at 0.25% until 2027 is burning money. The interest rate of 2.75% is not exactly great either (as of today). I would cautiously inquire about how high a prepayment penalty would be for the construction financing or the installation of an option for special repayments. Otherwise, you would only be out of the contract after 10 years, i.e. in 2022.
