Good evening,

Regarding the balcony: Keep in mind the costs of the fall protection during planning. That quickly adds up to 750-900 euros per meter including installation. Then there is the substructure and the covering. These are often items in the EL. I had the sealing including the parapet + cover done by the developer/GC back then because of the warranty.

The windows in the roof are not drawn in, or is there Nosferatu atmosphere in the master bedroom and bathroom? The children have windows.

What is the purpose of the clearance U at the top in the hallway by the bathroom? Is the heating circuit distributor box going there?

You can probably do without the window in the utility room of the granny flat, although I find it funny.

The thing with the mega driveway can’t be solved differently? Just the material (stone/substructure/shipping) already costs a small fortune. I don’t want to prepare the concrete for the headrests there. (Even if that comes later)

- Yes, the thing with the balcony costs is known, unfortunately. - Sorry, I probably accidentally took the screenshot from an old version still without windows in the upper floor xD I’ll check tomorrow and update it. - That is a door in the utility room to also allow access from the granny flat, since the parents-in-law would also use it as a utility room. - So far, no better solution has come up without neglecting other things. - The recess-U are notches for shelves/lighting for a cozy design.

Correction: is south down? Does not change much of what is written. I also consider the approach with the long driveway to be wrong, as writes.

If the house builder is already 100k over budget, then why discuss the floor plan here? Start over small again.

Is there a design statute of the municipality? Otherwise, section 34 does not specify a roof shape.

Oh dear, if the costs are already 100k over budget, around 150k should be saved. It usually becomes more expensive than stated in the offer.

YPG already wrote something about the granny flat. Consider how barrier-free it should be. The bathroom only works, among other things, as long as both can walk without aids.

I also support reducing the size of the driveway.

Overall, both apartments simply appear thrown together messily. I find the passage through the building services practical. This way, one can get into the other area without compromising privacy—but still not into the bathroom. The children dash through there when they want to quickly get to grandma.

The dining area in your apartment is too narrow; maybe a beer bench fits. The minimum width is 1m + table width + 1m, and that is really not generous.

Go back again. Define your must-have requirements and your nice-to-have ones once more. Throw out everything that is not necessary, draw your existing and desired furnishings to scale, and move them around. Try to downsize yourselves and untangle the Tetris.
