Floor plan single-family house 130 sqm - Feedback and critique

Hello everyone,

I have already followed several floor plan discussions and now I would like to get feedback and criticism from you on our compact floor plan planned so far. I will try to list the criteria in bullet points:

    [*]Two adults and two small children (kindergarten age) should have their place in the house.
    [*]Approx. 128 sqm

    [*]Shed roof (height from approx. 1.90m to 2.60m), the high side on the left.

    [*]No basement possible
    [*]Not solid construction.

    [*]Windows not planned yet.
    [*]The technology should fit in the rooms in the middle of the stairs and under the stairs, which are about 1 sqm in size. According to consultations with a building technology company, this should be sufficient, even though the technology is not yet exactly decided.
    [*]Washing machine and dryer are behind the door in the bathroom.
    [*]The furniture is of course drawn as examples. This is roughly how we could imagine it.

    [*]On the left side of the plot there is a ditch and a small road, and below there is a street.
    [*]On the right side, a second house is being built by a friendly family. There will be no boundary there.
    [*]Behind the southern corner of the plot stands a huge oak tree.

    [*]In terms of cardinal directions, it would actually be more classic to orient the living room to the south. But we would like to be away from the street and our family and guest life usually takes place at the dining table or outside.
    [*]The location of the house on the plot may still change somewhat if necessary.


I look forward to any kind of constructive criticism and feedback.

Hello,

the wall panel opposite the staircase landing is probably structurally necessary, right?

If this is not the case, I would consider leaving it out – this would make the kitchen/living/dining area appear significantly more spacious.

In the bathroom on the ground floor, there is a large shower to the left of the entrance, correct?
I find it a pity that you do not have a shower in the main bathroom upstairs. I would consider whether it would make sense to swap the shower on the ground floor with the washing machine and dryer upstairs.
Next to one of the children's rooms, the sometimes quite noisy appliances would bother me.

Without drawn windows, it is quite difficult to evaluate a floor plan.

I agree with Doc. Swap the dryer/washing machine upstairs with the shower on the ground floor. Otherwise, I would say: given the conditions (size of the house and no basement), the optimum has been pretty much achieved. With four people (like us), storage space might become a bit tight – the children grow up and accumulate things that you don't necessarily want to throw away or sell right away. If there is no basement, then maybe a pitched roof with a higher knee wall? The attic could then be used as storage space. Best regards

I would possibly move the wall panel to the beginning of the kitchen. The washing machine and dryer would be in the way when bathing, the shower on the ground floor seems kinda unnecessary without a bedroom, so I also suggest swapping. The closet space in the bedroom is not quite ideal. Hobby will probably become a small mess room, but okay... Maybe swap the storage room and the child's room on the upper floor, then the storage room could be accessible from the bedroom and the entrance area there could be changed?! Clear and functional - a small space miracle?! :)

What are the dimensions of the kitchen/dining area?

Yes, some form of structural support is required. But it doesn't have to be a whole wall panel. And that is still a point of discussion for exactly the same reason. The counterargument is that the rooms are somewhat more defined with the wall panel.



Ah, I should have written that a bit more precisely: The bathroom upstairs has a column with the washing machine and dryer stacked behind the door. The second "square" is a shower. So both bathtub and shower are present. We would like to have dryer and washing machine where the laundry mainly occurs. For us, that is primarily upstairs. Although laundry still has to be carried around: for folding and the drying rack.



That is factually completely correct and would also be sensible. The decision for a shed roof here is emotionally driven. Now probably some will throw their hands up in disbelief :) However, we will build a somewhat larger garden shed, though of course not frost-proof, but at least dry.



Also a good idea. Otherwise, I had the idea to place a column at the corner of the kitchen.




What do you mean by that? Because the closet doesn’t "disappear," e.g., behind the door or something?
