Hello everyone,

before the appointment with the general contractor, we have already created a floor plan for our semi-detached house. The basic floor plan comes from a show home. We have only minimally adjusted the floor plan.
We want to plan the "detailed" floor plan, such as window width, .... together with the general contractor. In this post, we want to collect your comments/ideas/criticism.

Currently, we have only sketched the ground floor. We will sketch the basement, upper floor, and attic floor only after the ground floor is finalized.
Floors are divided as follows:
Basement = utility basement
Upper floor = 2 large children's rooms + family bathroom
Attic floor = bedroom + walk-in closet + office + WC/bathroom

Number of parking spaces: garage + 1 parking space

Open kitchen, without cooking island, but L-shaped

House design
Who designed it:
- In-house management, basic floor plan from a show home
What do we particularly like? Why?: large living room with corner doors/corner windows, "open" design
Preferred heating technology: air heat pump

Why did the design turn out the way it is now? For example:
As a basis, a show home design was used. This was originally for a single-family house and was changed by us to a semi-detached house floor plan.
It is important to us to have a large, open living room, a wardrobe near the entrance door, and a pantry on the ground floor.

What is the most important/basic question about the floor plan summarized in 130 characters?
- Kitchen: is there enough space for a kitchen with a living island? Is there enough storage and workspace?
- Is the living and dining area not too "tight"?
- The first wardrobe is intended for placing shoes directly next to the entrance door. Alternatively, we might consider using this as an extension of the pantry. The wardrobe on the west side should have space for a cabinet/dresser + jackets.

A floor plan must be viewed as a whole and not floor by floor.

Always draw all furniture to scale.
Dining area too cramped
Dead space behind the sofa
How is the wardrobe supposed to function?
What should go into the pantry?

Say - caution: no link! - what the house model is called. This is exactly the wrong way around. Usually, the upper floor is the more difficult storey. Lay planners who start with the ground floor (the wording is actually redundant in this respect, because professional planners do not proceed this way) thereby maneuver themselves into dead ends.

Statically, the ceiling in the living area is a case for the metalworker, concrete is likely still marginally necessary/possible given the ceiling span - interior walls are too thin, exterior walls potentially actually thicker - furniture does not really fit the scale, a 2m wide couch is a rather narrow two-seater - dining area too tight or scale does not fit - wardrobe and pantry cannot be used, too small, the pantry door cannot even be opened - wardrobe next to WC is a very deep cupboard - kitchen cabinets are better calculated with 65cm depth If the white block next to the couch and dining table is supposed to be the fireplace, then the flue is naturally necessary on the upper floor as well… Otherwise, points have already been mentioned, as often, with the first attempt ;)

I find the arrangement of wardrobe (1), pantry, and kitchen cute. Why would you hang your jackets/coats practically right next to the stove?

The "element" of the wardrobe/pantry should ideally be replaced first and should not be designed as a "short" passage to the kitchen. Three meters are not that long. Advantage: storage space, quieter… because: the kitchen is now too compact! Too little workspace. That won't work. On the upper floor, the staircase position should work quite well, but on the ground floor a load-bearing wall must be placed "in the middle."
